    Office-space contract with councillor legal, Ward 17 charity says

    A local charity said last night that there is nothing untoward in a deal in which it rents space to Cesar Palacio, its local councillor, for a community office.

    Police Community Partnership 12 Division, a group established in the late 1980s to promote community safety, said in a statement that it bought the building at 1679 St. Clair Ave. W. in 2002 as an insurance policy against the day that it might be forced to pay market rent on its current space.

    MANATEE - Bernard M. Croghan walks the 51,000 square feet of office space in his Riverwalk Professional Park in Bradenton, surveying the future.

    His $9 million development at 100 Third Ave. W. will soon be occupied by attorneys, physicians, accountants and entrepreneurs. All but 3,000 square feet of the office condominiums have either been sold or under contract, Croghan said.

    "The majority of those purchases are under build-out," Croghan said. "In other words, they purchased the shell from us and are building it out to their specifications."

    Croghan's development is filling an important niche in Bradenton, where experts say office space is at a premium because of low vacancy rates.

    Currently, Manatee County has about 235,000 square feet of vacant office space out of a total 1.8 million square feet, according to data compiled by Grubb & Ellis Commercial Florida Office Services Group.

    New Office Space for Meatpacking

    Behold! New Meatpacking District office and retail space. This coming to you in September 2007 after the Icon Group spruces up, joins and expands 414-416 W. 14th Street.

    Terrence Lowenberg, principal at Icon, said the new space will offer 55,000 square feet to become a "boutique Class A office building."

    The asking price is steep: $55 a foot for office space (averages in the West Village are in the $30s) and $200 per square foot for retail.

    Lowenberg said no tenants have been finalized and talks are ongoing.

    The new space will more than double the current 414 and 416 W. 14th street, which totals in at 26,000 square feet. The Icon Group, which purchased the two buildings in March for $18.5 million, is adding two floors to the top of the current buildings and replacing closed parapets with windows for a chic Meatpackish look.

    Bose Corp. subleases office space in Westborough

    Bose Corp. subleases office space in Westborough

    Bose Corp. has subleased 180,000 square feet of office space in the Westborough Technology Park, according to the Worcester Telegram & Gazette.

    The company is subleasing a portion of a 251,000-square-foot Class A building that is fully leased by EMC Corp., the newspaper reported. Bose will use the space to consolidate its sales and service operations, which will involve moving those operations from its Stow facility. The vacated space in Stow will be used for expansion of the company's automotive systems unit.
